Village 7 Construction work starts – update

What is happening now

As many residents will know, Taylor Wimpey has planning permission to build 1,500 homes in the area known as Village 7, on either side of Church Lane near the A414 and around Brick House Farm.

The Parish Council, working with the Hunsdon, Eastwick and Gilston Neighbourhood Plan Group, continues to monitor the development closely. Preparatory work has now begun within the site boundary by way of clearance and fencing.

Road works and traffic changes

Housebuilding is still over  a year away, but we have been told that roadworks at the junction of the A414 and Church Lane are due to start in November 2026 and are expected to last for up to a year. Church Lane will be diverted into the new Village 7, and the junction with the A414 will be controlled by traffic lights, with dedicated lanes for buses and cyclists.

Taylor Wimpey have promised to give residents a full update on the roadworks about a month before they begin, preferably at Hunsdon Village Hall and at a time suitable for as many residents as possible. The final details are currently being agreed with HCC Highways Authority.

However, the works are expected to be disruptive, with lane closures on the A414 and periodic closures of Church Lane anticipated. These roadworks must be completed before new homes are finished and occupied.

Once Taylor Wimpey confirms the details of the public update event, we will make sure they are widely publicised so that interested residents can attend and hear the road and traffic plans first-hand.

First phase of homes

The first phase of housebuilding is currently going through detailed approvals with East Herts Council. It is due to be considered shortly, possibly  at the Development Management Committee meeting on 16th September , which we will attend. This phase covers 276 houses and apartments, the first of which are not expected to be ready for sale until sometime in 2028/29.

Community Forum

East Herts Council is planning the next of its quarterly public Community Forums for 9 September at 6.30 pm at the Manor of Groves Hotel. The forum is due  to provide a broader update on the Places for People  development, its  continuing road works around Eastwick roundabout and into Harlow.
